We understand finding suitable tenants can be a bit of a challenge especially when you are looking for hassle free FULLY VETTED tenants. This is why we ensure that the necessary checks have been performed prior to handing out keys to your new tenants. We take care of every aspect of the letting process for you - from advertising your property and CHECKING your prospective tenant’s CREDIT HISTORY/REFERENCING right through to all the ADMINISTRATIVE TASKS such as preparing the necessary legal documents and dealing with the council and utility companies.

We offer the ultimate Peace of mind in the form of:

  • Rent guarantee schemes (purchased separately) which removes the risk of non-payment by the tenant.
  • Your Tenant’s deposit is protected with us under government recognised scheme called My Deposit.
  • Tenant referencing is carried out thoroughly by checking their credit history and previous landlord reference. (see tenant vetting for full details).
  • Taking care of all the legal side of things we prepare all paperwork for you such as a tenancy agreement and inventories etc.

Here’s how it works:

Step one:
We assist you in finding the right Tenant and renting your property at the right price by offering extensive marketing and assistance from our team of experts.

 We do this by:

  1. Advising you on the rental valuation for your property using our vast renting experience and bespoke software.
  2. Affixing our sign boards, advertising your property with multiple photographs and full description on our website and on the main property portals. (Please see page 1 for details)
  3. Verifying all interested tenants and arranging an accompanied viewing.
  4. Checking prospective tenant’s references and providing a full Tenant Referencing service including credit check, previous landlord reference and employment reference.

Step two

Once you agree on the suitability of the tenant we’ll then organise all the necessary administration by:

  1. Preparing an assured Short hold tenancy agreement to conform with current legislation.
  2. Preparing a direct debit for collection of rent.
  3. Carrying out a full inventory and informing Council with new tenant’s details as well as informing the utility companies.
  4. Arranging maintenance / Gas safety and Energy Performance Certificates (if required) for your property with you prior permission.

Step three

We then take care of all the financial side of things and give you your first month’s rent upfront!
We will help and assist you every step of the way until your tenants have been moved into your
property and settled in comfortably.

On an on-going basis we will also make ourselves available to your tenants 7 days a week 365 days a year and provide excellent
service to cover everything from breakdowns to new installations, our expert qualified contractors can carry out all sorts of jobs required.
